Welcome to our unique and modern three-bedroom Farmhouse. Enjoy a stay at our recently renovated farmhouse with an expansive patio, swimming pool, fire pit, and barbeque space! Experience the beauty of the country just minutes from town. This beautiful house is perfect for a relaxing getaway or even a grounding, long-term stay. The best part about it? You feel disconnected from the commotion of the city but just minutes away from major shopping centers, water parks, resorts, and nightlife!
The farmhouse includes 3 spacious bedrooms, 3 full bathrooms, a laundry room, a fully loaded kitchen, and comfortable seating arrangements in the living and dining area.
Comfortably sleeps 12 guests in total. There are three spacious bedrooms with queen beds, a convertible sofa bed with a queen memory foam mattress and we have a large air mattress available for use.
The kitchen, updated in 2021, is fully stocked with all essential pots and pans, table wear, and countertop appliances. It is equipped with a commercial gas burning range and stove, apron-front kitchen sink, and high-end linens. The countertops are beautiful white quartz with a waterfall island and the cabinets are dark blue with bronze hardware. All new appliances including French door fridge and new dishwasher.
Common Areas
- The bright, cozy living room has a large 70-inch Smart TV with all the apps ready for your use.
- The dining room adjoining the kitchen has a country-style dining table that seats 6 and is perfect for sharing a meal with your family and friends.
- The expansive back patio overlooking the countryside is a great location to take in the surroundings and enjoy early-morning coffee. One of the best spaces in the house, it is set up with a BBQ, a hammock, and a swimming pool.
This home has central heat and AC and Wifi access
Guests are invited and welcome to access the amenities of the main house which include: the front and backyard gardens and a pool.
Other things to note
1. The driveway can hold up to 5 cars.
2. This is our family vacation home that we're pleased to share with you! Although we keep it uncluttered and tidy, it's not a hotel or a commercial property. We ask that you treat our home with respect. Thank you!
3. There is a security camera located outside the home, recording the exterior. There is no audio, and no portion of the interior of the home is recorded.
4. Pool is available all year round for free to the guests.
Disclaimer: The pool is ~7 feet deep, and there is no lifeguard on duty. Children and infants are the responsibility of their parents. Enjoy the pool at your own risk.
*During spring/fall months the heated pool is available for an additional cost ($75/day). Ideal temperatures to use a heated pool are 55-65 F. Maximum usage of pool heater per day is 5 hours.
5. Strictly no parties are allowed in the property without prior notice.
6. Any small gatherings of up to 25 people are
allowed for additional charges, please contact the host for pricing details specific to your gathering request.
7. Gas cylinders for the grill should be refilled by guests
8. Undisclosed guests and pets observed in our monitoring system will incur penalties. This may lead to cancellation/termination of the booking.

The safety of your kids and pets both indoors and outdoors is your responsibility. Kids should be always accompanied by adults near the pool. Pets are not allowed in the pool. Owners are not liable for any damages incurred during your stay.
The neighborhood has farmhouses with no immediate neighbors and plenty of privacy. The farm home is very close to food, shops (5+ miles radius), and happening areas.

2. ~15 mins to Kalahari Water Resort.
3. ~15 mins to Dell Diamond.
4. ~15 mins to Roundrock Outlets.
5. ~25 mins to The Domain.
6. ~30 mins to Austin Bergstrom Airport.
Getting around
Parking is available for up to 5 cars on the driveway. Guests are advised to park on the side driveway and not on the entrance driveway.

--Please put all used dishes in the dishwasher and run it
-Wipe off all stains on the floor and carpet
-If you need Vacuum it is in the utility room closet leading to the backyard deck

House Manual:
Dishwasher - There are four switches towards the right side of the kitchen sink, the third switch from the right is for turning ON the power connection to the dishwasher
Internet - Name and passcode will be provided during check-in
Pool lights (for nights) - Switches on the wall of the outside storage home. Step out of the pool area through the fenced entrance door of the pool, there will be a structure right in front of you. You can find the switches on the wall of the structure.
Rules:
-Pool heating is optional and is available for an additional fee of $75/day. Please contact the host if you wish to have the pool heater on and will be charged separately on-demand basis

-Pet owners should remove their pet feces and throw it in the outside trash bins, defiance of this rule may incur fines
-No undisclosed guests allowed, defiance of this rule will lead to termination of your booking and you will be asked to vacate the property immediately
-No other guests except the number disclosed in the booking are allowed
-Parties/Events (~25 ppl) can be celebrated with prior notice to the host
-Keep the house clean
-No smoking in the house
-We ask that you keep the noise down, especially after 10 pm
-Pick up after yourself, no trash left around the house
-No overnight guests that weren't declared during the booking
-Only toilet paper goes in the toilet bowls, no other cleaning sheets
-Please use trash cans for all other types of waste
-Pool cannot be used after 11 PM
-If police are called by neighbors due to loud noises you will be asked to leave and no refund will be issued.
-No food should be brought to the bedrooms and sofas
Cleaning/Check-Out Instructions:
-Lock/close all the windows and doors
-Check if all the burners on the stove are off
-Check if all the faucets & taps are off in the sinks, bathrooms
-Turn off the tv, turn off AC, and during winters leave the heater at 60F
-Please put all used dishes in the dishwasher and run it
-All used towels should be placed in the washer
-All trash should be removed and should be disposed of in the outside trash bins
-Wipe off all stains on the floor and carpet
