WHAT WE LOVE ABOUT THIS PROPERTY:
Enjoy riverfront living on the famous White River, known for some of the best trout fishing in the world! This rustic remodel has a bedroom for everyone (6 total) and is minutes from the heart of historic Mountain View, Arkansas. Nearby, you’ll find a neighborhood boat launch, public boat launches, Angler’s White River Resort, Syllamo Mountain Bike Trail, Blanchard Springs Caverns, and the must-see Ozark Folk Center. Although, with our cozy wood stove, outdoor fire pit, and grand nature views...you may not want to leave!

PROPERTY LOCATION and ACCESSIBILITY:
Cool Water Neighborhood is a fantastic enclave - end of a paved road and saddled along the river with almost no development on the opposite side of bank. There are full time residents and part-timers. About a mile away are several public boat launches. You are within arm’s reach of Angler's White River Resort (the only restaurant in the county with an alcohol permit -accompanied by great scenic dining. It'll be hopping on the weekends).
A very partial list of things to do: Blanchard Caverns, trout fish on White River, Ozark Folk Center State Park, Loco Ropes treetop adventures. And what we're most famous for, the best folk artist musicians always " picking and grinning" behind the courthouse on fair weather days.
ABOUT THE WATER:
This river is very cold and swift even in August. (Makes for great cool breezes on summer evenings). It is tailwater from two dams and levels fluctuate daily. The bank is sloping and steep at this property, always. There are some nearby places to walk and cast a line or stick a toe in. Anglers' and Jack's Resort rent John boats and trout guide services economically. Boats can take you to confluences of other creeks where you can swim. Really fun!
PETS:
Max 3. We love dogs! And they are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.
*Heads up: sometimes your fur babies are not included in your quote on certain booking sites! Please send us a message to let us know your pup(s) will be accompanying you during your stay. See further rules in the rental agreement. For example: pets are not allowed on furniture but we provide doggy sheets if it's difficult to keep them off - like ours!
EXTRAS:
~ We offer free to all our guests an EV charging station. It is a Tesla level 2 and we provide J-1772 adapter for other vehicles. It is located on the historic town square in Mountain View, Arkansas > where you can likely catch some dulcimers in action while waiting on your juice.
~ We also offer kayak and canoe rentals available to peruse after booking
~ Want super stellar wifi speeds? Certain properties offer an add-on satellite dish that can offer speeds up to 300Mps - with unlimited data. Inquire. You might have heard of it if you're familiar with Elon Musk. All our properties offer Wifi that is ample for most use cases (streaming and zooms). This add-on is for those needing best-in-class.

~ Starter supplies (1 or 2 days depending on personal usage): paper towels, ground coffee + filters, sugar, laundry pods, dishwasher pods, salt + pepper, and cooking oil.
~ BYO toiletries such as shampoo, toothpaste, etc.
ABOUT US, THE BOOKING PROCESS AND FEES
We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. All properties are self check-in – with key code – after 4pm. Check out is 11. Confirmed guests received our self-penned "local's guide" to the area. Email you provide is important. We send welcome and access info there. Check your spam please. Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through.
We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.
1. We've lowered the down payment to reserve dates from 50% to 15%. IT IS NON-REFUNDABLE.
2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.
3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees
4. Please note that 3rd party sites like AirBnB have different policies in effect. Please read their fine print.
5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.
PENALTIES:
15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
