EVENT AND GUEST POLICY
For the purpose of this listing, any activity beyond the registered overnight stay is considered an event. This includes but is not limited to: gatherings, parties, celebrations, dinners, reunions, ceremonies, meetings, or get-togethers of any kind.
- No outside guests (anyone not included in the reservation) are permitted to enter, visit, or stay at the property without prior written approval from the host.
- If outside guests are brought onto the property without written approval, or if the property is used for any event or gathering, an event fee will automatically apply and may result in cancellation of the reservation without refund.
- Event fees vary based on the size and nature of the event and must be arranged and approved before check-in.
- Our property is for registered guests only. Please respect this rule to avoid penalties and ensure a great experience for everyone.
- Weddings (Max 100 people) are allowed for an additional fee—please inquire about availability and pricing.
- Indoor Event Decorations: No tape, putty, pins, or adhesives on walls. Please provide clear details of your decor plans or use our preferred vender to avoid penalties due to damages.
- Unauthorized Parties or Events Fee: $3,000 (To avoid this penalty, please inform us if you plan to host an event or party).
- Maximum parking capacity: 20 cars on property and via road. No Blocking Neighbours or fire safety lanes
EVENT & GATHERING POLICY
STANDARD EVENT PRICING (APPLIES TO ADVANCE BOOKINGS):
Event pricing is already included in the total rate shown at the time of booking (nightly rate + event use).
Wedding / Peak Season (May – October):
• Event Fee: Prices per Includes full access to both indoor and outdoor spaces for event and house use.
Off-Season (November – April):
• Event Fee: Prices per Includes full access to both indoor and outdoor spaces for event and house use.
Event Cleaning Fee:
• $400 per event reservation.
(This is in addition to the standard house cleaning fee)

LAST-MINUTE BOOKINGS (WITHIN 60 DAYS FROM TODAY):
For reservations made within 60 days of arrival, discounted nightly rates may be offered to maximize occupancy.
• These discounted rates apply to accommodation only (no events included).
• If you wish to host an event during a last-minute booking, an additional $1,000 event fee per night will apply.
• All events must still be disclosed and approved in advance or an event fee of $2000 dollars will be charged for unauthorized events

- for all inside events furniture in the main living room removed for an event, a $300 fee will apply for removal and restoration before and after your stay. No other furniture may be moved or removed.
- All booking alteration requests for a shorter stay than the original length will be denied.
- Date change maybe accepted as long as the stay remains the same length or longer.
- Early check-in and late check-out are not available. If you require either, we recommend booking an additional night to accommodate your schedule.
- Check-out is by 11:00 AM. Late check-out is available for a fee of $100 per hour.
- No smoking or vaping on the property ($1000 fee for violations).
- No pets allowed

- No food or drinks on beds.
- No loud noise or music between 9PM – 9 AM. Event authorized entertainment must be disclosed and we will advise how to use the property to use.

- Load your dishes in the dishwasher and turn it on before check-out.
- Dispose of garbage in designated bins before check-out.
- Place all recycling in the recycling bin before check-out.
- Maximum sleeping capacity: 16 guests. Additional guests will be charged $100 per person.
- Failure to clean up after yourself will result in a $1000 deep cleaning/unexpected cleaning fee.
• Please double-check all personal belongings before leaving—we are not responsible for lost or forgotten items. If valuables need to be returned, a $75 handling fee will apply in addition to shipping costs and any other fees incurred.

All events must be pre-approved, and additional event fees will apply. Unauthorized events may result in $3000 charges or a possible cancellation of the reservation due to the risk of it being an unauthorized party. Please make sure to clearly entail your event or gathering plans before booking.
There is a train track nearby, and you may occasionally hear train noise, particularly at certain times of the day or night. This is outside of our control, but we want to make sure guests are aware.
