The Space:
2400 sqft made up of 3 bedrooms, an an open concept living space, and a grand stone dining table that seats 8. Additional amenities include a full laundry room and endless pantry storage. The primary bedroom and living room are equipped with smart TV's and you will find games and extra blankets to make for a cozy stay. The backyard has plenty of outdoor seating and lounge chairs right off the pool!

Guests have access to the fully stocked kitchen, private pool, driveway parking & more!
- Entry to the garage and a few cabinets is not permitted
- The bbq grill main burners are working and usable but the side grill needs repair and will not be available.

HOUSE RULES

- No pets allowed.
- No smoking or vaping allowed inside or outside the home.
- Quiet hours are from 10 pm to 7 am.
- Please treat our home as you would like others to treat your home :)
- No parties are allowed.
- Please note that the bbq grill main burners are working and usable but the side grill needs repair and will not be available.
- Please do not tamper with the safe in the master bedroom.
- Entry to the garage is not permitted
- We kindly ask that all furniture and equipment be placed back in its original placement or storage.
- There is a fire pit on site for guest use. We kindly ask bring your own supplies, extinguish any flames/coals after each use, and adhere to any county burn ban in effect.
- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
Pool Rules:
- No lifeguard on duty. Swim at your own risk.
- Supervise children at all times.
- Please rinse off before entry.
- No glass or food is allowed in the pool or pool area. *Additional fees may apply if glass is found in the pool area.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.
The pool is serviced every Tuesday to ensure upkeep and cleanliness.
The regular lawn service is every Wednesday.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
