House Rules:
1. No Smoking Indoors
Smoking, vaping, and e-cigarettes are strictly prohibited inside the house.
2. No Parties or Events
We kindly ask that you refrain from hosting parties or events during your stay.
3. Pool Area Guidelines
o No glass containers or food are allowed around the pool for safety reasons.
o For your safety, no diving, running, or rough play around the pool.
o Swim at your own risk.
o Our pool service comes every Tuesday between 9:00 AM and 12:00 PM. The service is as minimally invasive as possible, but there may be brief moments of limited access to the pool while they perform maintenance.
o The property is equipped with safety alarms on all doors and windows leading to the pool. We highly recommend activating the alarms if there are children staying or guests who do not know how to swim. The alarms can be activated by sliding the switch to the "on" position.
4. Pool Equipment
Guests do not have access to the pool pump system or related equipment. For security purposes, the pool equipment is monitored by surveillance cameras.
5. Pet Policy
o We happily welcome up to two (2) dogs under 25 lbs. (For bigger dogs, please contact us).
o All dogs must be housebroken and fully potty-trained.
o A flat fee of $120 per stay applies for pet stays.
o Please note, dogs are not allowed in the pool and on the furniture.
o Owners are required to pick up after their dogs and dispose of waste.
o Owners are responsible for any damages caused by their pets.
6. Quiet Hours
In accordance with county ordinance, quiet hours are from 10:00 PM to 9:00 AM. Our property is located in a peaceful, residential neighborhood, and we appreciate your consideration in helping us respect our neighbors.
7. Air Conditioning
o To maintain energy efficiency, please keep all doors and windows closed while the AC is running.
o As Florida summers can reach high temperatures, the thermostat is locked at 68°F as the lowest setting to prevent the unit from freezing over and malfunctioning.
o Use the AC unit in the Game Room with the exterior doors closed at all times, and turn it off after use.
8. Trash
Trash Pickup Days: Tuesdays and Fridays. Please place the trash bin out to the curb the night before pickup and return it to its designated area after it is emptied.
9. Occupancy Limit
The property is designed to accommodate a maximum of 10 guests, per county ordinance. No exceptions.
10. Parking Policy
Please note that there are only two designated parking spots available at the property. We kindly ask that you park in these spots only to ensure that all guests have sufficient space.
11. Liability Disclaimer
The host is not liable for any accidents, injuries, or damages arising from your use of the property or its amenities. Please enjoy our space responsibly.

Bugs & Critters:
As much as we try to keep it bug-free, this is Florida! Leaving doors and windows open can invite bugs, mosquitoes, spiders, snakes, frogs, and other creatures into the home. We have a monthly pest control service in place, but no refunds will be issued for encounters with bugs or animals, either inside or outside the property.

Sexual Offender/Predator Disclosure:
As required by Florida law and Pinellas County Ordinance, we must notify the Pinellas County Sheriff's Department if any guest is a registered sexual offender or sexual predator.
Guests must disclose at the time of booking if they are a registered sexual offender or predator, as defined by Florida law. Failure to do so may result in cancellation of your reservation.
