With 3 bedrooms, 2 baths, and space for up to 8 guests, this home is designed for comfort, convenience, and a truly elevated stay.
I am available seven days a week from 8 am to 9 pm. I do my best to respond within minutes. Occasionally, it takes longer.
Smithville has a small-town, peaceful feel with a lot of open space and a slower pace than Kansas City.
Popular for outdoor time—especially around Smithville Lake (boating, fishing, trails, picnic areas).
Easy access to KC-area destinations while staying somewhere quieter and more relaxing.
A mix of residential neighborhoods and countryside properties, so it’s common to have darker nights and more nature sounds than in the city.
You have full access to the home and property, except for the two closets that are locked. The cleaners' supplies are located in there - nothing exciting :-)

***Please note - this is a new construction home. The yard is currently seeded, but not for use just yet.

A car is the best way to get around. You’ll have plenty of on-site parking, including a 2-car garage, additional driveway space, and room for RV/boat parking. Rideshare (Uber/Lyft) is available, though pickup times can be longer outside the city—especially late evenings.

The home is on a septic system. Please read and follow these precautions to keep the septic system healthy and functioning properly:
- Only flush toilet paper. No wipes (even “flushable”), paper towels, feminine products, diapers, cotton swabs, or dental floss.
- No grease or food down drains. Wipe pans with a paper towel and throw it away; use the trash for oils/grease.
- Use the garbage disposal sparingly (or not at all). If you have one, only small scraps—no fibrous foods (celery), rice/pasta, coffee grounds, eggshells.
- Limit long showers / stagger water use. Especially with 6–8 guests: avoid running multiple showers + laundry + dishwasher at the same time.
- Laundry guidance: Wait between loads (helps the drain field).
- No harsh chemicals. Don’t pour bleach, paint, solvents, or strong drain cleaners down sinks/toilets.
- What to do if there’s an issue: If drains slow, gurgle, or there’s odor—stop using water and message us immediately.
